# Lease your property for supported living

Own a house that could become a home for adults with support needs? We're looking for properties in Hertfordshire, North London and the Home Counties. Tell us about yours and we'll take an honest look at whether it could work.

Why supported living

## A long-term use for the right house

### Long leases

Supported-living homes are usually leased for several years at a time, to an organisation rather than to individuals.

### A real need

Councils and providers across the region are looking for good homes where adults with support needs can live more independently.

### A partner who knows the sector

We own supported-living homes and lease them to providers ourselves, so we know what providers and councils look for.

**No promises we can't keep.** We don't quote yields, guaranteed rents or "no voids". Every property is different, and any offer depends on the house, the area, planning and a provider's needs. All terms are subject to contract.

What makes a suitable property

## What we look for

- Houses with 4 or more bedrooms, or room to add en-suites
- Space on the ground floor for a bedroom with level access
- A lounge and kitchen-diner big enough to share
- Outdoor space, and shops, GPs and buses nearby
- A clear planning position for the intended use, or a realistic route to one
- Freehold, or leasehold where the lease and lender allow this use

How it works

## From first look to a provider in place

1. **You tell us about the property**, with photos if you have them.
2. **We do a first screen** and tell you honestly if it isn't a fit.
3. **We ask for documents:** floor plan, title, EPC, gas and electrical certificates, planning history and lender details.
4. **We view it** and work out what, if anything, it would need.
5. **We make a proposal**, subject to contract, and both sides take legal advice.
6. **We plan any works** and match the home with a provider.

Questions landlords ask

## FAQs

Do I need my lender's permission?

Usually, yes. Most mortgages limit how a property can be let, so you'll need your lender's consent before any lease. We'll ask about this early.

Does the property need planning permission?

It depends on the house and how many people will live there. Some homes can be used for supported living without a change of use; others need planning permission or a certificate of lawful use. We'll look at this with you, and you should take your own advice.

Who provides the care?

A registered care or support provider. Neither you nor we provide care.

What will you pay?

We don't publish figures, because every property is different. If your house could work, we'll explain our proposal in writing, subject to contract.

Do you buy properties too?

Sometimes. Tell us if you're thinking of selling and we'll say whether it fits what we're looking for.
